Due to the changes to the Building Regulations which came into effect on 1st October 2023, Clients, Domestic Clients, Principal Designers, Principal Contractors, Designers and Contractors are now dutyholders. The dutyholders are responsible for making sure that building work is carried out in accordance with the requirements of the Building Regulations.

Regulation 38: The Building Regulations 2010: Fire Safety Information

Where Regulation 38* applies, the person carrying out the work must pass fire safety information about the building or extension relating to the design and construction, services, fittings and equipment, to the responsible person to enable them to operate and maintain the building with reasonable safety.
