Frequently Asked Questions

Welcome to the FAQ page for enevo Building Control. Here you'll find answers to common questions about our building control services, including details on Registered Building Control Approvers (RBCAs), Building Regulations, fees, and more.

Helping you find the answers to common questions

What are Registered Building Control Approvers (RBCA)?

RBCAs can be private companies or individuals approved by the Building Safety Regulator (BSR) - part of the Health and Safety Executive - to provide building control services. They offer an alternative to local authority building control, often providing a more flexible and client-friendly service.

What are Building Regulations?

Building Regulations are rules and standards designed to ensure health, safety, accessibility, and energy conservation in and around buildings. Compliance with these regulations is mandatory for most construction projects in the UK.

When do Building Regulations apply?

Building Regulations apply in situations such as:
• Construction, alteration, or extension of a building

• Installation or alteration of services or fittings

• Change of use of a building

How much do building control services cost?

It can vary and our fees are tailored to each project, ensuring a cost-effective solution. Contact us with the details of your project, and we'll provide a fixed price, all-inclusive fee proposal outlining the services you'll receive.

How do I apply for building control certification?

To apply for building control certification, follow these steps:
• Complete the agreement form provided on our website.

• Submit the form along with any required plans and documentation.

• Pay the agreed fee via BACS transfer or card payment.

• Once the application is received and approved, we'll issue an Initial Notice to the local authority, allowing you to start work.

When can I start work on site?

Once we've submitted the Initial Notice to the local authority, you can start work as soon as it's accepted, which typically takes a few days. We recommend waiting until we've received a satisfactory response from all necessary consultations before commencing work.

How often will building control inspections occur?

Inspections occur at various stages of the construction process, depending on the project's complexity. Key inspection stages typically include foundations, structural work, drainage and fire safety systems and final completion checks.

What is a Final Certificate, and why is it important?

A Final Certificate confirms that building work has been completed in compliance with current Building Regulations. It's crucial for legal compliance and required for property transactions. Without a Final Certificate, you might face difficulties with future sales or insurance claims.

How does building control differ from planning permission?

Building control ensures construction work meets safety and quality standards, while planning permission deals with broader land use and aesthetics. These are separate processes and obtaining planning permission doesn't guarantee building control approval.

Can you help with fire safety regulations?

Yes, our team collaborates with fire safety authorities to ensure your systems follow fire safety regulations. This helps reduce compliance risks and ensures the safety of the building and its occupants.

How do you ensure national consistency in building control?

Our building control services operate from a network of offices, but with consistent interpretation and approach to building regulation and compliance delivery. This means we maintain the same standards across different areas and projects.

What should I do if there's a problem with my building control application?

Unlike local authority building control, our RBCAs do not reject applications outright. If there's a problem, we'll request additional information and work with you to resolve any issues. Our goal is to ensure compliance while providing a smooth process.

What if I'm unhappy with the building control service I receive?

Our aim is to provide you with high quality and satisfactory service from the get-go. If, however, you're dissatisfied with any of our services, please contact us directly, and we'll do our best to resolve any issues following our defined complaints procedure. We're bound by the codes of conduct of the Building Safety Regulator (BSR).
